Contract-to-Close Fee Schedule

Contract-to-Close Transaction Management Services:

Buyer Side Contract-to-Close

Classic Package: $349 per transaction

  • Conduct a thorough review of the purchase agreement, counteroffers, addenda, and required disclosures, and ensure all documents are fully executed with proper dates, initials, signatures, and that all agent/broker information is complete
  • Enter all contract details, pertinent information, timelines, and dates into our proprietary transaction management workflow
  • Open escrow and obtain file number; request escrow instructions, commission instructions, and preliminary title report
  • Contact all parties and introduce our role in the transaction as you Contract-to-Close Transaction Manager
  • Provide copies of all executed forms to relevant parties
  • Prepare all disclosures, including state- and broker-specific forms
  • Ensure relevant parties are provided with required disclosures and applicable reports
  • Compile and upload all disclosures, completed forms, and reports to a secure online portal as they are received
  • Maintain superb communication with all relevant parties for status updates, information requests, and scheduling
  • Coordinate and verify the title/escrow company’s receipt of all documents pertaining to the transaction
  • Order any requested escrow amendments
  • Maintain weekly communication with the buyer’s lender, track the mortgage timeline, and provide all required documents pertaining to the transaction
  • Provide weekly status updates to all relevant parties, including follow-up on outstanding items and information on “what to expect next”
  • Track the escrow timeline and manage deadlines for earnest money receipt, delivery and return of escrow packages, delivery of homeowner’s association documents as applicable, and more
  • Deliver completed digital PDF transaction file to agent and/or broker
    • Printed copies can be provided for an additional fee

Premium Package: $374 per transaction 

  • Includes all of the items in the Classic Package in addition to the following:
  • Schedule appointments, including inspections, final walk through, and others
  • Prepare repair request, contract addenda, or any changes to the contract, as directed by agent

Agent’s responsibilities (applicable to both Classic and Premium Packages):

  • Review and confirm the accuracy of the escrow instructions
  • Perform all contract negotiations, including the negotiation of repairs, amendments, and all contract changes
  • Advise client on real estate matters (we will not provide real estate advice on your behalf)
  • Provide written (email) confirmation of walk-through, and we will compile signatures on the walk-through form based on your direction

Open Buyer Side Transaction with Contract-to-Close.

Seller Side Contract-to-Close

Classic Package: $349 per transaction
